Building on its heritage of creativity and inventiveness, The Residences at Dixon Mills, Jersey
City's premier historic condominium community, has announced renovations have begun to enhance the interior public spaces of the community, located in the Van Vorst Park section of the city.
Keeping the historic nature of the property in mind, the common hallways and lobby renovations were carefully designed by architect Nancy Santos, LLC. Each of the five buildings now has its own distinct "flavor" with a new color palette, artwork and lighting fixtures and incorporates existing details such as charming cobblestones and antique brick elements to tie the elegant, old-world style with modern warmth and sophistication.
"This project was quite interesting because Dixon Mills has such a rich vibrant history," said Santos. "There are so many details that give the site its character from the bridges connecting the buildings, to the historic streetscape that surrounds the 7 acre community. I wanted to bring out that character, while creating a sense of warmth with old world charm. It already existed but I needed to enhance its historic qualities with some updated colors and design."
The former pencil factory has been transformed into a unique and exciting complex that bridges classic industrial design with contemporary innovation to create an enchanting lifestyle experience.
"Dixon Mills provides one of the most unique opportunities in all of Jersey City and these refinements are the completion of the original vision for this distinctive property," said Jodi Stasse, president of Stasse & Company, a Princeton, N.J.-based real estate sales and marketing firm that is the exclusive sales and marketing agent for Dixon Mills. "Potential residents fall in love with Dixon Mills as we have enhanced the homes and offer a great selection of floor plans to meet every need."
The one-of-a-kind floor plans at Dixon Mills include a diverse mix of studios, one bedrooms, two bedrooms, duplexes and townhomes to match almost every lifestyle. Private outdoor patios with spectacular views of the Manhattan skyline and Statue of Liberty are available with select homes. Since opening, it has been one of the fastest-selling communities in the downtown area with over 240 homes sold to date.
The five buildings that comprise The Residences at Dixon Mills, built by Joseph Dixon in 1847, were used to manufacture a range of products including the Dixon Ticonderoga pencil. In the 1980s, these buildings were converted into apartments. RGD Dixon, the venture lead by real estate development firm Robert Martin Co. has made a multimillion dollar investment in Dixon Mills by converting these historic buildings from apartments to condominiums, restoring the original architectural details, such as period brickwork, cobblestone-style streets, landscaped courtyards and turn-of-the-century streetlamps and flowerboxes. The Residences at Dixon Mills' original architectural details, period brickworks and wrought-iron railings -- dating back to 1847 -- have all been restored to combine a bygone-era charm with a sense of urban sophistication.
"The Residences at Dixon Mills provides homeowners with ease and comfort and all the convenience and amenities one looks for from an urban lifestyle in a family-friendly setting," said Greg Berger, principal of Elmsford N.Y.- based Robert Martin Company, developer of The Residences at Dixon Mills. "The Residences at Dixon Mills is truly a historic gem with unparalleled aesthetic appeal."
The heart of the community is The Club at Dixon Mills, which provides residents with access
to a state-of-the-art complex featuring several lifestyle enhancing amenities, including a fully equipped fitness center; movement room for activities such as yoga, stretching and classes; an all-purpose sports court for basketball and volleyball; and men's and women's locker rooms and saunas. Other amenities include an expansive lifestyle lounge complete with a fireplace and kitchen, and a media room with comfortable seating and a plug 'n' play WiFi laptop area. Adapted from the community's historic Powerhouse Building, The Club at Dixon Mills is the premier amenity space among any Jersey City condo community.
In addition to The Club at Dixon Mills, community amenities include round-the-clock security that provides residents with added peace of mind, on-site management, parking and outside landscaped grounds and courtyards with grills for casual get-togethers. Residents also have access to a wide range of concierge services, including car and transportation service, restaurant reservations, dog walking services, secure package delivery and grocery delivery.
The community is located just three blocks from the nearby Grove Street PATH station, offering direct access to Wall Street or Midtown, as well as the neighborhood's many retailers, restaurants and cultural and entertainment venues. As part of the community's amenities package, Dixon Mills offers residents a shuttle bus that takes them from their door to the PATH station. There is also easy access from the New Jersey Turnpike and Route 78.
The Residences at Dixon Mills Offers Wonderful Financing Opportunities through Wells Fargo Home Mortgage
Full-Range of Mortgage Options Available at Distinctive Condominium Community
JERSEY CITY, N.J. | (July 11, 2011)
Navigating through the complex financial process of buying a home can be an overwhelming process – especially for first-time buyers. But The Residences at Dixon Mills, Jersey City's premier historic condominium community, has been flourishing with their financial partnership with Wells Fargo Home Mortgage to make that process easier and less stressful.
"We do a lot of educating and myth busting," said Griffin Clapp, Home Mortgage Consultant, Wells Fargo Home Mortgage. "We explain to people about the basics – what it takes to be qualified for a mortgage, what the different mortgage types are – and we work with them to see what they can afford."
A full-range of mortgage options are now available at The Residences at Dixon Mills, which has been one of the fastest-selling communities in the downtown area with over 240 homes since it opened. Wells Fargo has a first-time homebuyers program for prospective buyers that meet set income requirements for select units in Buildings B and C. Fannie Mae offers financing of up to 95 percent for qualified buyers and Clapp said he expects the community will have FHA financing available in the summer.
"I'm there to get them comfortable about the financing process and we have a number of good options," said Clapp. "The full range of mortgage options available through Wells Fargo gives us a competitive advantage for Dixon Mills purchasers."
"Having a variety of financing programs available makes this unique and attractive property even more appealing," said Jodi Stasse, president of Stasse & Company, a Princeton, N.J.-based real estate sales and marketing firm that is the exclusive sales and marketing agent for Dixon Mills. "Prospective homebuyers can walk in the door and get the answers they need before making a decision as well as constructive advice throughout the entire process."

One Big Family at The Residences at Dixon Mills
New Owner Loves the Architecture, Amenities and Sense of Community
JERSEY CITY, N.J. | July, 2011
Lei Windy Guo describes the experience of buying a home as both "exhausting and emotional." But as she began placing her belongings throughout the two floors of her spacious new home at The Residences at Dixon Mills, she realized the physical and emotional toll of buying a home was well worth it for her and her husband, Peng Zhao.
"It's like I live in a big castle," Guo said. "I like it more and more."
Over a two month-period, the couple, both engineers working in New York City, looked at a number of Jersey City apartments and kept coming back to the unique architecture, loft space and exceptional value at The Residences at Dixon Mills, which has been one of the fastest-selling communities in the downtown area with over 240 homes sold since it opened.
It was those elements and the fantastic amenities that ultimately sold the pair on the complex. They first saw some resale units before their real estate agent took them to the sales center where they viewed other availabilities. Guo remarked that the sales team at Dixon Mills was helpful and responsive to all of the couple's questions.
"I loved the terraces and the loft-style living," said Guo, adding that the couple liked the idea of having chairs outside and dining al fresco.
One of the key factors that tipped the scale in Dixon Mills' favor was the couple felt it was the only residential property in the area that provided significant value, offering substantial space at a price they could afford. Moving from a one-bedroom, one-bath on the waterfront, they now own a home with two bedrooms and two baths.
Guo also appreciates the advantages of being in a larger community because the building was already set up with Internet fibers and there is an online community forum she has found welcoming and helpful.
"It already feels like a big family here," Guo said. Though they haven't had time to avail themselves of the amenities just yet, she likes the basketball court, an amenity she couldn't find anywhere else, and the theatre.
